What does the Custom Home design/build process entail?
A house can't be made into a dream home unless there's a great set of house plans to build it from. That being said, Blackfin Construction's main goal in serving its clients is to provide them with a custom design that will meet all of the ever changing building codes, while at the same time, proving as cost effeinct as possible. We strive to provide our clients with house plans that convey their wishes and desires, as well as being easy to read and easy to build from, and thus making construction easier in the field. We include as much detail as necessary, to create clear, complete, and accurate construction plans and specifications. Besides their importance in building your new house, these documents will be needed in order to create an accurate budget. You can't realistically expect to know how much your house will cost to build, until you know exactly what you are trying to construct.
A set of custom house plans designed in-house by Blackfin Construction LLC is a work of art tailored to fit your family's one of a kind lifestyle. Because no two families are alike, we are flexible in our approach to meeting your design needs. Our design services and plans are as diverse as our clients and we work in many different styles of architecture with a un biased pursuit to create your dream house design. You may choose to begin with a design only service or go ahead with our full design/ build services. In the end, you will have a set of custom plans that are complete, concise, and buildable. Plus, you can be confident that it will be to your liking. The three phases of our design/build process are below.
The Interview Phase
This is by far the most important phase of the design process. Here we will gather the necessary information for the design of your home. This can take place in person or by phone/ email/ fax correspondence. We encourage you to bring to this meeting all materials you have prepared along with any design requirements. Examples include: ideas, sketches, photos, web site plans, the square footage limit, room requirements, visual references, and budget goals that show what you are looking for in your home and any other information you feel may be necessary.
The Design Phase (preliminary/estimation)
During this phase, we prepare a preliminary or schematic design of a floor plan and front elevation based on information obtained in the interview phase. Along the way, we are constantly working for the owner to provide insight for cost savings, design function, permitting issues, and ideas that are only available from years of experience in making these projects a reality. At the end of this phase the owner will have a working floor plan, front, rear, side elevations and realistic estimate of current construction cost.
The Design Development Phase
(permit review/structural drawings)
During this phase, the client and designer fine tune the preliminary design to the exact needs of the client. The client may use the final approved preliminary plan and elevation for study, estimating, or further development into construction documents by Blackfin Construction LLC. This phase will also include final construction documents (i.e., electrical, plumbing, foundation, mechanical, structural details, etc.).
